Oxlow Lane Development completed

Mulalley is delighted to announce the completion of 63 new homes as part of the Oxlow Lane development for Be First, the urban regeneration arm of Barking and Dagenham Council.

The scheme included the demolition of the existing 1950’s blocks and the design and build of the new block which included a high-quality build and renewable technologies such as PV and a communal Air Source Heat Pump system to provide the heating and hot water.

The design for the scheme was undertaken to BIM level 2 and we were able to integrate and utilise digital recording systems like Oculo and Autodesk Build to a capture the progress and photographic As Built records during the progress of the works.

We worked closely with the local community and great care was taken to ensure that the impact of the works on neighbours was minimised, and the project team’s effort was rewarded with a Considerate Constructor Scheme Bronze Award, having previously achieved the maximum 45 out of 45 Score on three separate visits over the course of the works with ratings of Excellent for respecting the community, care for the environment and valuing the workforce.

During the project we also delivered a significant amount of social value contributions to the local community, which included working closely with a number of local schools and colleges to facilitate 9 apprenticeships for local people, over £3m was spent with local suppliers or SME’s, new full time employment was created for 58 local people and in excess of £36,000 of financial contributions or resources were donated to the local community.

Cllr Darren Rodwell, Leader of Barking and Dagenham Council visited the development last week, along with Mulalley CEO Eamon O’Malley, and Tim Porter, Delivery Director at Be First.

Cllr Cameron Geddes, Cabinet Member for Regeneration & Economic Development, said: “We’ve worked closely with the community on the regeneration of Oxlow Lane, and I’m delighted to see how it’s turned out. Thanks to our programme, residents here are now able to move back to the place they love and into better-quality homes.”

Tim Porter, Delivery Director at Be First, said: “We are continuing to deliver top-quality homes across Barking and Dagenham, and the completion of 63 new units at Oxlow Lane is a great achievement.
